Shop and flat, Workington, Cumbria

Okay, it's not the usual 'Wreck..' type of property and, truthfully, I'm still not entirely sure why I picked it. Probably the guitars. Yep, thinking abut it, it'll have almost certainly been the guitars.
Anyway, it's a decent buy for any of you looking to buy a shop plus living accommodation, in Cumbria, for a chunk under £100k.
The shop area is two showrooms, a back room, cellar access and a yard. There's access through to the two-storey maisonette above - but also side access to the flat so it could be blocked off and let.
The flat has two decent bedrooms, lounge, kitchen and bathroom - all ok if shabby and dated.
It's in a great position in Workington's revamped town centre, on Washington Street, sandwiched between the Ship Inn pub and the Theatre Royal, (former occupants the Washington Music Store have moved.)
