Cottage, nr Bedale, North Yorkshire

This one almost slipped by me. I've had it on my 'possible' list for a few weeks - then today I noticed it was under offer. But 'under offer' isn't sold so here we are - get your skates on if it tickles your refurb fancy.
It's a stone-built end cottage in the rather nice North Yorkshire village of Well, around four miles from Bedale and ten from Northallerton.
Three bedrooms, living room, small-ish kitchen (plus utility room and cloak room - so options there) and downstairs bathroom. Some of that in a brick two-storey rear extension.
All the rooms need work:

Outside is decent sized garden, with sheds (is that a pigeon shed on the left?), a walled front garden and parking area.
There's a beck running through the village and just in front of the property - you can just about see it in front of the garden wall in the main picture, and access to the house is over the stone paths. Don't know what that means for flood insurance but, hey-ho, we'll all be building arks one day.
