A bit of a little and large mix today with these two properties in the eastern regions of Scotland.
Faemore, above, is in a stunning rural location in Ballindalloch looking out over Glenlivet and Ballindalloch.
The three-bed detached stone and slate cottage comes with around threequarters of an acre of land and a ruined steading:
Estate agents Masson Cairns describe the house as needing "full renovation" but no idea what that means as there are no internal photos.
There's no existing bathroom or kitchen (cast iron fireplace in one of the downstairs rooms) and no information on services.
But... negatives aside, it's an attractive property in a lovely spot and at offers over £90k has masses of potential. More details and plans here, pix on Zoopla here.
Property number two is pretty much Faemore's opposite - town rather country; 15 big rooms instead of half-a-dozen small ones...and internal photos this time but no external ones (well, a couple out the back).
The property is on Castle Place, in the town of Montrose, between Dundee and Aberdeen, and is B-listed with lots of original features.
It's in need of total renovation - with bits of it unsafe - and non-mortgage-able. This may be its listing, here, or it could be the building at risk listed here. In anycase, you're looking at a similar 19th century former tenement.
The pictures are amazing:
There are 15 rooms in total, including a couple of shower rooms and the remnants of a glass room at the back - and the big gardens you can see above.
Most of the properties around it have been converted to apartments and there's scope to do the same with this one.
It's on the market through Right Move at offers over £100k - cash buyers only. Details here

Former farms for sale, Darlington and Wales
My last few posts haven't really been about what we might call "wrecks". Indeed, some of the properties I've picked out have needed little more that titivating. Well, perhaps a little more than titivating...
Anyhow, today I've got two proper wrecks to show you. First a property sent by one of my resourceful readers, Wendy.
Above and below is a derelict former farm and medieval ruin at Coatham Mundeville, near Darlington - Wendy's "wreckiest wreck!"
Coatham Grange is little more than some ancient walls and optimistic drawings (planning permission for a five-bed home with large stable block) but it comes with four acres and a £270k price tag that's dropped by £80k since it first it went on the market almost a year ago.
More info via agents Your Move here, more pix on Zoopla here.
If four acres doesn't do it for you - how about 27?
Clyngwern Farm, below, about nine miles from Carmarthen, is a semi-derelict four-bed farmhouse (the rear wall needs rebuilding). It comes with 27 acres of pasture land; a two-storey stonebuilt former mill, cowshed and other outbuildings.
It's on the market at £250k through The Smallholding Centre. Details here and more pix on Zoopla here

Two unfinished grand designs
The last six months have been all about The Extension. Planning it, permitting it, building it and...one day perhaps... finishing it.
It was finished enough for Christmas (see below...ahem) and has already made a massive difference to the tiny cottage we've been renovating. Finally we have indoor space to entertain in (there was the Christmas dinner shared under a snow-heavy gazebo; the several parties that required the building of outdoor dancefloors...).
We have just enough cash left to plaster the plasterboard, but I've accepted that the floor will stay as OSB and I've stopped noticing the unrendered blockwork.
Anyhow, all of that is small potatoes compared to the properties I've picked for you today.
Neither are wrecks - both are big, grand unfinished projects put on the market after the wherewithal to complete the job ran out.
Above is Burnfoot Lodge, at the entrance to Springkell Estate at Eaglesfield, in Dumfries. A handsome, detached house with a small garden and great views.
Downstairs is a big, 6m sq kitchen/diner with bi-fold doors, plus good-sized lounge, sitting room, hall, utility and downstairs loo. Upstairs are four bedrooms, master en-suite, and family bathroom.
Lots of nice features - sandstone walls and chunky wood door frames, but plenty more to finish (services seem incomplete?).
It's on the market at offers around £220k through LJ Residential. Details here and on Rightmove here.
My second pick was sent in by Wreck reader Paul. It's actually former stables, replanned as a three-bedroom house and a one-bed apartment:
The properties are just outside the village of Kenn, about six miles from Exeter, and belong to Paul, who wrote: "Stables South
is completed but we have run out of money (and interest) with regard finishing
Stables North"
At £485k it's pricier than I'd usually pick but the completed work is nicely done and it's in a good area and has a pretty garden.
The package is on the market through Kivells, details here.
And our own mini-Grand design? Post-Xmas mayhem....

A seaview, a Gothic cutie, and a life-changer
Ready to hit the renovation ground running in 2015? Ok then...ready, set, go!!
You've got until Friday to get in an offer on this Cornish four-bed detached with fab views.
It sits above the large sea village of Par, with its lovely beach, a couple of miles from the Eden Project
The house is a bit of an odd shape - looks like it's been extended and then extended again and may have build issues because of that. However, at offers over £190k, there's a lot of space as well as that view.
Best offers by noon on Friday January 9th to agents Lilicrap and Chilcott here. More pics on Zoopla here.
No deadline on this Norfolk Gothic cutie (tho' it won't stay on the market forever):
The 19th century, detached house is in the market town of Hingham and is Grade II-listed. It has two bedrooms, bathroom and kitchen and two reception rooms. Plus a large garden and brick-built workshop and garage.
Also the Taj Mahal and the Eiffel Tower in the dining room - tho' they're probably not part of the £145k package (...spotted them yet?)
On the market through TW Gaze. Details here.
Finally, for those of you contemplating more radical changes for 2015 - how about a shop and a studio with a three-bed apartment and roof terrace?
This property has dropped £10k since it first went on the market mid-2014, now at £190k.
It's in the small Devon town of Chudleigh, between Exeter and Newton Abbott.
The ground floor has the shop, office and two studio spaces; bedroom, bathroom, kitchen and living room above that, and two more bedrooms in the second floor.
The flat is nicely-renovated and the whole property has a lot of space and light - not a wreck, more of a re-purposing.
It's on the market through its neighbour - Sawdye and Harris. Details here and more pix on Zoopla here.

A cottage and some odder stuff
Allsop's December auction list had a few properties that caught my eye - including this sweet semi on the Isle of Wight.
No 3 East View Cottages is in the village of Chale Green, around 15 minutes drive from the seaside town of Ventnor and a similar distance from Newport.
It's small - just two rooms and a bathroom downstairs and two bedrooms upstairs but there's plenty of space to extend into its large front and rear gardens:
The cottage is Lot 15, with a guide price of £130k.
The catalogue also includes some more unusual properties, including two rather nice-looking former telephone repeater stations. This one (lot 221), at Drayton in Oxfordshire:
And this one (lot 220) just outside Chippenham in Wiltshire:
Both come with a small plot of land and both have a guide price of £15-£20k.
Finally, I was quite taken by the former office block, below.
Territorial House is in Connah's Quay, Deeside, and, as well as 6,000sq ft of offices, comes with a separate two-bedroomed detached house, yard and car park on a site of just over half-an-acre.
It's an attractive looking building (no idea what it's like inside) and the whole lot has a guide price of just £75k-£100k. Lot 229.
The auction is on December 17th. Full catalogue here.
